Big Timber Overlook House Rules Occupancy & Guests 1. Maximum occupancy is 8 guests at any time. 2. Only registered guests are permitted on the property. 3. No parties, events, weddings, receptions, or large gatherings. 4. Day visitors must be approved in advance by the owner. Quiet Hours 5. Quiet hours are from 10:00 PM to 7:00 AM. 6. Please respect neighboring properties and keep outdoor noise to a minimum. 7. Loud music or excessive noise is prohibited at any time. Smoking & Drugs 8. No smoking or vaping inside the cabin. 9. Smoking is only permitted outdoors and all cigarette butts must be properly disposed of. 10. Illegal drugs are strictly prohibited on the property. Pets 11. 1 pet is allowed if approved before arrival. 12. Approved pets must not be left unattended and owners are responsible for cleanup and damages. Hot Tub Rules 13. Use the hot tub at your own risk. 14. No glass containers in or around the hot tub. 15. Children must be supervised by an adult at all times. 16. Replace and secure the cover after each use. 17. Do not add soaps, oils, bath products, or chemicals to the water. Fire Pit & Outdoor Fires 18. Use the fire pit responsibly and never leave a fire unattended. 19. Fully extinguish fires before going inside or leaving the property. 20. Follow all local burn bans and weather restrictions. 21. Firewood should only be used in designated fire areas. Grill Use 22. Grill must be used outdoors only. 23. Clean the grill after use. 24. Turn off propane and ensure the grill is cool before leaving unattended. Wildlife & Safety 25. Do not feed wildlife. 26. Keep all food and trash secured. 27. Be aware that bears, deer, snakes, and other wildlife are common in North Georgia. 28. Keep cabin doors and vehicles locked. Property Care 29. Do not move furniture between rooms or outdoors. 30. Report any damage, maintenance issues, or accidents immediately. 31. Use cutting boards and coasters to protect surfaces. 32. Do not flush wipes, feminine products, paper towels, or other non-flushable items. Septic System 33. The cabin is served by a septic system. 34. Only toilet paper may be flushed. 35. Excessive use of water may overload the septic system. Parking 36. Park only in designated parking areas. 37. Do not park on grass, landscaping, or neighboring properties. 38. No RVs, campers, trailers, or commercial vehicles without prior approval. Security & Cameras 39. Exterior security cameras monitor the driveway and exterior entrances for safety and security. 40. Cameras do not monitor interior spaces or private outdoor areas such as the hot tub. Check-Out Requirements 41. Place used towels in the laundry room. 42. Load the dishwasher. 43. Remove all food from the refrigerator. 44. Place trash in designated outdoor receptacles, located by the driveway. 45. Lock all doors and windows upon departure. 46. Turn off lights, small appliances, and the grill. 47. Ensure the hot tub cover is secured. Prohibited Activities 48. No illegal activity of any kind. 49. No discharge of firearms, fireworks, or explosives. 50. No hunting on the property. 51. No use of the property for commercial filming, photography, or business purposes without approval. Additional Charges May Apply For * Unauthorized guests * Smoking inside the cabin * Excessive cleaning * Pet violations * Damage to property or furnishings * Missing items * Violation of occupancy limits * Excessive noise complaints “Any violation of these house rules may result in immediate termination of the rental without refund and additional charges for damages, cleaning, or fines incurred.”

The entire property is fully accessible except for 2 small rooms: the owners closet, and the utility room. Pets are allowed for a Pet fee, $50 per reservation - 1 pet per reservation.
